The summer of 2014 is in full swing and if you’ve been contemplating whether or not to sell your Columbus-area house, now is an exquisite (and very smart) time to find a good realtor and list your home.
The bottom line is that the number of people searching for a house to buy far outnumber available homes and, as a result, prices continue to rise in Central Ohio.
According to statistics just released in May of 2014 by the Columbus Board of Realtors, the median sale price of a home in April 2014 was $150,750 which was 9.3 percent higher than the previous year and also up 5.0 percent from the previous month.
“Sales prices have consistently been up for the last few months, fortunately for sellers,” said Milt Lustnauer, 2014 president of Columbus REALTORS®. “If you’re considering listing your home, right now is a great time to do it. There are still more buyers than sellers in the central Ohio market and sales prices continue to increase.”
As Realtors who specialize in selling houses from Dublin to Westerville to New Albany, all of us at the Kendle Real Estate Team can attest to the vibrancy of this booming market. Keep in mind that – although we expect to see home sales and prices continue to increase in Franklin, Delaware, and Union counties – mortgage rates have also risen recently and probably will continue to do so – a factor that could slight minimize competition and dampen the price for your house in the future.
So, of course, buyers are realizing they must purchase now before the price of a house increases further and interest rates move higher.
Therefore, the smart play – in our professional opinion – is to list your home very soon while all advantages are nestled firmly in your (the sellers’) court.
